Phuket — the Andaman coastal engine
Demand map
Phuket divides into six coastal micro-markets: Patong (party + short-stay), Kata (family + mid-length), Karon (mid-market European), Kamala (luxury family), Surin / Bang Tao (luxury FIT), Rawai / Nai Harn (long-stay winter escape). Chalong and Old Town host boutique and villa stock.
Seasonality
Andaman high season November–April is dominant, with European long-haul as primary driver. Chinese New Year and Russian shoulder February peaks. Monsoon September–October is the deepest low; the Monsoon Revenue Model handles this window explicitly. Vegetarian Festival (October) drives a local micro-peak.
Channel mix
Booking.com leads at 27%, Agoda at 23%, Airbnb at 12% (over-indexed in villa stock), Trip.com at 11%, Expedia at 8% (higher due to European long-haul package share). Wholesaler leaks appear most often on Trip.com and MakeMyTrip.
Modules that fit Phuket
- Monsoon Revenue Model — the September–October window is the highest-impact opportunity.
- THB / FX Hedge Report — European long-haul creates material EUR exposure.
- Parity Watchtower — villa stock is particularly prone to Airbnb parity issues.
