Chiang Mai splits into three distinct hotel micro-markets: Old City (courtyard boutiques 8–24 rooms), Nimman (serviced apartments and design hotels catering to digital nomads and Chinese short-stay), and Riverside (larger luxury resorts along the Mae Ping). Our modules calibrate ADR ladders separately for each.
Seasonality
Yi Peng (November) is the single largest peak of the year, comparable in impact to Songkran nationally. Cool-season December–February drives Western leisure demand. March–April smoke-season depresses Western arrivals but domestic Songkran demand offsets it. Rainy season June–August is the quiet window.
Channel mix
Booking.com leads at 26% average OTA share, Agoda at 22%. Airbnb is over-indexed in Nimman at 15% due to serviced-apartment stock. Ctrip / Trip.com is over-indexed at 18% in Chinese-oriented properties, particularly in the Yi Peng window.
