A Bangkok Sukhumvit city hotel reclaims parity discipline
The property
A 180-room 4-star city hotel on Sukhumvit Road between BTS Asoke and BTS Phrom Phong, part of a Thai independent group with three other properties in Bangkok and Chiang Mai. Runs on HotelMinder since 2021.
The problem
By early 2024 the property team was seeing consistent rate parity breaches on Trip.com — typically 8–12% below BAR — that were degrading Agoda search ranking and dragging down direct-website conversion. Manual weekly spot-checks were catching a fraction of the breaches; the internal distribution lead estimated 90+ breaches per month were going unaddressed.
What was activated
Agoda Parity Watchtower module (฿1,690/month) plus the Channel Tuning module (฿1,290/month). Both integrate with the property's HotelMinder workspace via the official API and work alongside HotelMinder without altering rate plans directly.
What changed in month one
The Watchtower scanned Trip.com every 30 minutes and produced timestamped archives of every breach. In month one, 92 breaches were logged, 74 of which were traced back to a single Indonesian wholesaler contract with static block pricing. The property distribution lead reviewed the archive with the wholesaler's account manager; the contract was renegotiated by month two.
What the six-month picture shows
By month six, monthly breach count had fallen to 4. Agoda search visibility recovered fully by month three. Direct-website conversion recovered by 0.6 percentage points, which in the property's traffic mix represented approximately THB 380,000 of incremental direct revenue per month. The Channel Tuning module produced a weekly recommendation that shifted the OTA mix modestly in favour of Trip.com and Agoda at the expense of Booking.com during specific micro-market windows (BTS Asoke corporate mid-week).
